Coastal home building materials have to survive something inland materials never face: airborne salt. Salt-laden moisture accelerates corrosion on every metal component in a house, degrades finishes faster, and finds every gap in a building envelope. The materials that hold up on the Delaware coast — stainless and hot-dip galvanized fasteners, marine-grade hardware, fiber cement or properly detailed wood cladding, impact-rated windows — cost more than their inland equivalents. Skipping them costs far more over the life of the home.
This is the least visible part of building on the water and the part that decides whether a house still performs in fifteen years. Here’s what actually matters.
Why Salt Air Is So Destructive
Salt is hygroscopic — it pulls moisture out of the air and holds it against whatever surface it has settled on. That means a metal component near the ocean isn’t just occasionally wet; it can stay damp long after the last rain, in contact with chloride ions that accelerate corrosion dramatically.
The effect compounds with wind. Onshore breezes carry salt spray inland well past the dunes, so a home several blocks from the water is still in a marine environment, just a slightly gentler one — true across Rehoboth Beach, Dewey Beach and Bethany Beach alike. Homeowners often assume the problem stops at the oceanfront. It doesn’t.
What fails first is rarely what people expect. It isn’t usually the siding — it’s the fasteners holding the siding, the hardware on the doors, the fittings on the railings, and the connectors inside the framing that nobody will see again until something moves. It is the same reasoning behind everything we do on an on-your-lot build.
Fasteners and Connectors: The Invisible Decision
This is the single most consequential material choice in a coastal home, and it’s completely hidden once the house is finished.
Stainless steel — typically Type 304 or, in the most exposed conditions, Type 316 — offers the best corrosion resistance for nails, screws and fittings in marine environments. It costs meaningfully more than the alternatives.
Hot-dip galvanized fasteners carry a thick zinc coating and perform well in many coastal applications, considerably better than electro-galvanized products, which are not appropriate near salt water.
Structural connectors — the metal plates and straps that tie a house together — are manufactured in coastal-rated versions with heavier coatings. In a wind-exposed coastal home these connectors are doing real structural work, and their failure mode is not cosmetic.
One detail that catches even experienced builders: chemically treated lumber is corrosive to the wrong fastener. Modern preservative treatments react with standard fasteners, so hardware has to be rated for contact with the specific treated wood being used. Getting that pairing wrong produces failures that show up years later.

Windows, Doors and the Building Envelope
Windows on the coast carry two jobs: resisting wind-driven water and surviving the hardware corrosion that salt causes. Impact-rated glazing addresses the first. The second is a question of the frame material and, critically, the hardware — latches, hinges, tracks and rollers are the components homeowners actually notice failing.
Flashing and water management matter more here than anywhere. Wind-driven rain on the coast doesn’t fall, it moves sideways, and it will find any detail that assumes gravity. The difference between a coastal envelope that works and one that doesn’t is almost entirely in the details behind the finish — which is exactly the work nobody sees and nobody can inspect later — and why our clients tend to talk about the build, not just the house.
Cladding and Roofing
Fiber cement performs well in marine environments and holds paint longer than wood in the same exposure. Properly detailed and maintained wood — cedar in particular — remains beautiful and is the right answer for many coastal architectures, provided the owner understands the maintenance cycle it requires. On a coastal renovation this choice often gets revisited. Composites vary enormously; the coastal-rated products are a different category from the general-purpose ones.
On roofing, wind rating governs. So does the flashing metal, which sits in the most exposed condition on the house and is frequently the first thing to fail on a home built without coastal specification.
What This Means for Your Budget
Coastal-grade materials are a real line item. Stainless fasteners cost multiples of standard ones. Impact-rated windows cost more than standard glazing. Coastal-rated connectors cost more than the ones used inland.
They are also the least visible money in the project — no one walks into a finished house and admires the fastener schedule. That’s precisely why they’re the first thing cut by builders competing on price, and the first thing to fail on the houses they build.
