This conversation considers the number and purpose of the rooms, storage requirements, entertaining areas, workspaces, outdoor living preferences, accessibility needs, and the relationship between private and shared spaces.

During this stage, the builder and design team identify the project’s general scope, priorities, potential constraints, and preliminary investment range. If a lot has already been purchased, its location and physical characteristics become part of the evaluation. If the homeowner is still considering properties, professional input can help identify conditions that may affect design or construction.

Stage 2: Site Evaluation and Feasibility

Stage 7: Site Preparation and Foundation

Once permits and required approvals are in place, physical construction can begin. Site preparation may include clearing, erosion controls, temporary utilities, access preparation, layout, excavation, grading, and other work required by the property.

The foundation phase establishes the home’s footprint and structural base. Depending on the design and site, the work may involve pilings, footings, foundation walls, slabs, crawl spaces, or other engineered systems.

Inspections generally occur at required points before concrete is placed or structural work is covered. Measurements, elevations, placement, and structural components must be carefully verified because later construction depends on the accuracy of the foundation.

Stage 8: Framing and Structural Construction

Framing reveals the scale and form of the home. Floors, walls, roof systems, stairs, openings, and major structural components are assembled according to the approved plans.

Windows, exterior doors, roof coverings, sheathing, and weather-resistant components progressively enclose the structure. The sequence depends on the design, selected materials, weather conditions, and trade coordination.

For custom coastal homes, careful execution of the building envelope is especially important. Connections, flashing, water management, exterior transitions, and material compatibility contribute to long-term performance in an environment affected by moisture, wind, and salt air.

Stage 9: Mechanical, Electrical, and Plumbing Rough-Ins

Before insulation and drywall close the walls, mechanical, electrical, plumbing, low-voltage, fire-protection, and ventilation components are installed. This work is commonly called the rough-in phase.

The team coordinates equipment locations, ductwork, piping, wiring, lighting, switches, outlets, controls, fixtures, and specialty systems. Custom homes may also include integrated audio, security, automation, elevators, generators, outdoor kitchens, or advanced climate-control systems.

Stage 10: Insulation, Air Sealing, and Drywall

After rough-in work passes the necessary inspections, the building envelope can be insulated and sealed according to the project specifications. Proper installation supports indoor comfort, moisture control, energy performance, and indoor environmental quality.

Drywall is then installed, finished, sanded, and prepared for paint or other wall treatments. This phase requires coordination with ceiling details, built-ins, lighting, trim, cabinetry, and specialty finishes.

Stage 11: Exterior and Interior Finishes

The home’s architectural character becomes increasingly visible during this stage. Exterior work may include siding, masonry, roofing details, decks, porches, railings, exterior trim, driveways, drainage features, landscaping, and outdoor living areas.

Inside, the team coordinates cabinetry, flooring, tile, millwork, interior doors, trim, paint, countertops, plumbing fixtures, lighting, appliances, hardware, and decorative details.

Finish work involves several specialized trades working in a deliberate order. For example, cabinets may need to be installed before countertops can be measured, fabricated, and installed. Final plumbing and electrical work may then depend on those surfaces being complete.

Stage 12: Final Systems, Testing, and Inspections

As construction approaches completion, systems and fixtures are connected, adjusted, and tested. The builder reviews the work for completeness and coordinates the required final inspections.

This stage may include testing plumbing fixtures, electrical devices, heating and cooling equipment, appliances, lighting controls, ventilation, safety systems, doors, windows, and other installed components.

Final inspections confirm compliance with applicable requirements. If an inspector identifies an item that needs correction, the team addresses it before final approval or occupancy documentation is issued.

Stage 13: Final Walkthrough and Homeowner Orientation
